A well-maintained garage door lasts 20–30 years. A neglected one might need major repairs within 10. Here's the annual maintenance checklist we walk through on every tune-up call.
Use a white lithium grease spray or dedicated garage door lubricant. Apply to: spring coils, roller stems (not the plastic wheel), hinges, cable drums, and the chain or screw drive of your opener. Wipe away excess. This takes 10 minutes and is the single highest-impact maintenance step.
Place a 2x4 flat on the ground under the center of the door. Close the door — it should reverse immediately when it contacts the board. If it doesn't, adjust the force settings on your opener or call for service. This is a critical safety test, especially if children use the garage.
Wave your hand through the sensor beam while the door is closing. It should immediately reverse. If it doesn't stop, clean the sensor lenses, check alignment, and test again. Still failing? Call us.
Look at every bolt, nut, and hinge on the door and track system. Tighten anything that's loose. Look for cracked hinges (common at the bottom corners), bent track sections, and fraying cables. Cables run along the sides of the door — if you see loose strands, replace immediately.
Disconnect the opener by pulling the red release cord. Lift the door manually to waist height and let go. It should stay put. If it falls or springs up, the spring tension is off and a technician should adjust it.
Check the rubber seal along the bottom of the door. It should compress flat when the door closes, with no gaps. Cracked or missing bottom seal lets in cold air, water, and pests. Replacement seals are inexpensive and easy to swap.
